Blocked rooms and out-of-order

When you need to take inventory off the market, pick the right tool for the scope. Single room broken, today? Out of Order. Five rooms unavailable for renovation week? Sales Block. This article maps both.

Out of Order — single room, today-ish

Open the Housekeeping board → tap the room → set status to Out of Order. The room is removed from booking engine availability and won't be auto-assigned to arriving reservations. When the issue is resolved, set status back to Clean and the room is sellable again.

Use it for: a broken AC, a flooded bathroom, a deep clean between long-stay guests, a refurb of one specific room. The status is on the room itself, not on a date range — when you're done, you flip it back manually.

Sales Block — date range, room types and quantities

Settings → Booking Engine → Booking Engine Sales Blocks → +. Each block has:

  • Start date / End date — the window the block covers.
  • Apply to all room types — toggle on for a property-wide shutdown with one quantity that hits every type.
  • Per-room-type quantities — toggle off and tick the room types to block, set the quantity for each. "Block 3 Standard Doubles + 1 Suite".

Save. The booking engine immediately reduces availability for those dates by the blocked quantity. Existing reservations are not affected — only new bookings see the reduced availability.

When to use which

  • One room, indefinite duration → Out of Order on the room.
  • Many rooms, fixed dates → Sales Block per room type.
  • Whole property closed for X days → Sales Block with Apply to all room types and the property's full quantity.
  • Group hold ("hold 5 rooms for the wedding party until April 10") → Sales Block, then release by deleting the block once the group commits or the hold expires.

Don't forget the OTA side

Sales Blocks only affect the booking engine. If you also want to close the same dates on Booking.com, Expedia, etc., go to Channel Manager → Rates Calendar, select the date range and the affected room types, and apply a stop-sell or set availability to zero. The two are deliberately separate so you can stop your direct site without touching OTA flow.
